Selling Your House

Your house may be your single biggest investment. It can turn into cash when you sell or refinance. If you are thinking of selling your house, a lot of factors go into the sales price.

Market Analysis

Call us to come view your home. We can help you determine the best price to ask for your property based on recent comparable sales in your area.

Getting ready to sell:

Disconnect – When you decide to sell your home, it becomes a house.
De-Clutter – It’s time to remove as many non-essentials as possible, even under the kitchen sink and in those “junk” drawers
Clean and Prepare – Some suggestions could include: Touch up your paint. Clean windows and carpets. Check your ceiling and under sinks for any spots that could indicate leaks. If your plumbing fixtures are not shiny, consider installing new ones. Test all light switches for burned out bulbs. Make sure all your windows are easy to raise. Look at your house like a buyer would.
Repairs – make repairs to anything minor such as leaky faucets and broken windows.
Landscaping – clean out your flower beds and trim hedges. Mow your lawn and rake.
Pets – Clean kitty litter daily and try to keep pets outside. Think about where your pet will be when you leave the house in case it is shown. Eliminate any odors.
Tidiness – make your bed daily and pick up

 

Listing Your House

Make a list of what you will sell with the house and what will not, i.e., refrigerator, draperies, etc. If an offer is made for less, you can still negotiate but having a list of items helps reduce confusion and helps market your house
Determine when you could give possession of your house, i.e., the date of closing or 7 days after or 30 days after, etc. Of course, that can become negotiable, too.
We will list your property at an asking price that includes commission. However, we don’t earn that commission until the property sells. The commission comes out of the proceeds of the sale.
We will market your property by all means at our disposal including website, newspaper, flyers, property listing, communication with other Realtors, and one-on-one with clients
You will be able to choose how your house is shown – by appointment, by key, etc. – but remember that the more you limit the availability of your house, the less it may be shown. For example, sometimes out-of-town buyers need to look on the day we get a call.

 

When Your House Sells

You are responsible for a termite inspection which we will arrange
If you have a private septic system, you may be required to have a health inspection
The buyer normally selects the closing attorney, who we will work with to ensure a smooth transaction
We make every attempt to acquire closing information for review prior to closing.
We will facilitate home inspectors, appraisers, and the buyer making a last “walk through”.
